What does a Crawlspace Assessment actually cover?

We traverse your crawlspace with a remote crawler equipped with high-quality video, and we observe the HVAC units, water heater, plumbing runs, and visible structural elements. Everything we can see and document without opening walls or pulling permits.

Is this the same as a home inspection?

Accepted Answer

No. A home inspection is a broad, whole-house review, usually done before a purchase and following a recognized standard of practice. A Kachug Residential Infrastructure Assessment℠ is a focused, non-invasive assessment of the systems and structure most likely to produce expensive surprises. We don't pull permits, and we don't cover the roof, electrical panel, or cosmetic interior conditions.

Do I have to be home during the assessment?

Accepted Answer

No. You do need to ensure the crawlspace entrance is unobstructed and accessible to a single technician. Beyond that, you can be home or not — your call.

Do I need crawl space encapsulation?

Accepted Answer

Sometimes. Encapsulation is a legitimate fix for a humid or damp crawlspace, especially in Georgia, but not every crawlspace has that problem, and some have a different one it will not solve, like water coming in from outside. The way to know is to see what is actually happening under your house: the humidity, the condition of the liner and framing, and where any moisture is coming from. Our assessment documents all of that, and we do not sell or install encapsulation, so the report reflects what is down there rather than what someone is selling. Can I share my report with contractors?

Yes. The report is yours, and sharing it is encouraged. You can send the same video, map, and findings to every contractor you ask for a quote, so their estimates are based on the same facts instead of separate site visits. That makes quotes easier to compare and leaves less room for guesswork. If a finding warrants it, we can also introduce you to one vetted contractor for that trade; they pay us a flat fee for a briefing on your assessment, never a cut of the job.

When exactly do I pay?

After the on-site assessment, we write your report. When it's ready, you pay $199 in the customer portal — before we share it or walk through the findings with you. If we can't complete the assessment, you don't pay.

What if the assessment can't be completed?

Accepted Answer

If we can't complete the assessment — say, the crawlspace entrance is blocked or access can't be obtained — we'll reschedule once at no charge. If we still can't complete it on the second attempt, you don't pay.

Are there any add-ons or upsells?

Accepted Answer

No, $199 is the price. If a finding warrants a repair, we'll put you in touch with one contractor who can help. It's a recommendation based on our vetting, not a requirement. You're free to work with them, get other quotes, or do nothing. They pay a flat fee for a briefing based on the relevant parts of your assessment. We don't take commissions on repairs. So our findings reflect what's actually under the house.

Why pay $199 when contractors offer free inspections?

A free inspection is paid for by the work it leads to. The company doing it sells repairs, so it has a reason to find them. That is not always wrong, but it is worth knowing. Our $199 assessment is independent: we do not sell or install repairs and we do not take commissions, so we have no stake in what the report says. You get 360-degree video with humidity readings recorded along the way, a map of what is under your house, and every finding ranked by priority, and you can share all of it with any contractor you choose.

How long does the on-site assessment take?

About 30 minutes on site. We work quickly because the remote crawler does the heavy lifting. We'll confirm the exact timing when we schedule.

How long until I get my report?

Accepted Answer

Within seven days of the on-site assessment. We'll email you when it's ready in the portal, and we'll follow up in 48 hours if you haven't opened it.

What do the three finding buckets mean?

Accepted Answer

"Inspect Soon" means something is actively progressing and warrants a contractor opinion in the next 30–90 days. "Address Eventually" means plan it into the next year or two. "Lower Priority" means worth knowing about — recheck next assessment. Most reports have items in all three buckets.

When a finding warrants professional attention, we connect it with one vetted contractor per trade. We don't send the same lead to a crowd of contractors. Your findings reflect what we observed, not what generates a referral.
