Crawl Space Assessment in Marietta, GA

Marietta is our founder's hometown. A lot of the crawlspaces we have crawled are within a few miles of the Square, so when we talk about what is under a Marietta house, it is not a national script. It is our own backyard.

Why Marietta crawlspaces are the way they are

Marietta's homes were not all built the same way, and neither were their crawlspaces.

Around Marietta Square and the historic districts, you will find bungalows, Craftsman, and Queen Anne homes from the late 1800s and early 1900s. These are the oldest crawlspaces in town, often with a ground liner that is torn, thin, or missing entirely, under framing that has seen more than a century of Georgia summers.

In neighborhoods like Indian Hills, Whitlock Heights, and West Hampton, the mid-century ranches and split-levels from the 1960s through the 1980s are the classic Georgia crawlspace home: heating and cooling ducts and plumbing runs threaded underfoot, over original vapor barriers that are near the end of their useful life.

The newer subdivisions toward East Cobb are tighter, but a crawlspace is still a crawlspace in a humid climate.

The ground under Marietta

Cobb County sits on Piedmont red clay, the Cecil soil series. Clay does not drain. Water from a hard rain does not soak in; it runs along the surface, and on Marietta's rolling lots it runs toward the low side of the house, which is often a foundation or a crawlspace wall. That same clay swells when it is wet and shrinks when it is dry, which is why this area sees so much foundation and moisture movement. If your house sits on a slope, the uphill crawlspace wall takes the brunt of it.

That is the local reason a Marietta crawlspace can be damp even when nothing is obviously broken.

A real example from this past summer shows the range of what is down there. A 1973 ranch a few miles from the Square had sagging floors, which is what prompted the owners to call. The video showed the story. The original ground liner, laid when the house was built, had torn in places over the years. A dryer vent had come loose and was lying on the ground. The water lines were only partly insulated, patched where older runs had been repaired or added to. And under the remodeled kitchen, where a heavy island had been added, a run of floor joists looked undersized for the load. We do not make the structural call ourselves, but the owners left with the footage and the map, ready to put both in front of a contractor instead of guessing.

Georgia summers

From May through September, the air outside is often more humid than the crawlspace, and that moisture condenses on cool ducts, pipes, and framing. Our guide on crawlspace moisture in Georgia summers covers what is normal and what is not.

What a Kachug assessment covers in Marietta

We send a remote crawler with a 360-degree camera through your crawlspace, including the tight and wet ones, and document what is there: standing water, the ground liner, ductwork, plumbing, visible framing, pests, and signs of moisture, with humidity readings recorded in the video. You get the footage, a map of what is under your house, and every finding ranked by priority.

It is not a home inspection, and we do not sell or install repairs or take commissions on them, so the report reflects what is actually down there. It is $199, and you pay when your report is ready.
