Crawl Space Assessment in Decatur, GA

Decatur is one of metro Atlanta's great old streetcar suburbs, and its neighborhoods are full of the early-1900s bungalows that character comes from. Old houses like these sit on old crawlspaces, and what is under a Decatur home is often as telling as what is above it. Here is what to expect.

Why Decatur crawlspaces are the way they are

Decatur's housing stock is historic and walkable, built mostly between the 1920s and the 1960s.

The MAK Historic District (McDonough-Adams-Kings Highway), Decatur's first designated historic district, runs for blocks of Craftsman homes. Oakhurst grew up as an early streetcar suburb of Atlanta, full of Craftsman bungalows with a few modest postwar houses from the 1940s mixed in. Winnona Park, advertised in the 1910s and 1920s as "Atlanta's Most Beautiful Neighborhood," is listed on the National Register. Across Oakhurst, Winnona Park, and College Heights you will find Craftsman bungalows, Colonial Revivals, and mid-century ranches side by side.

These are old crawlspaces. Ground liners are often thin, torn, or missing, pier foundations have settled over decades of wet-and-dry clay, and ductwork and plumbing have been reworked by a long line of owners.

The ground under Decatur

Decatur sits on the same Piedmont red clay as the rest of metro Atlanta, the Cecil soil series. It drains slowly, swells when it is wet, and shrinks when it is dry. On Decatur's older, tree-shaded lots, a hard rain tends to run along the surface toward the low side of the house rather than soak in, and that low side is often a foundation or a crawlspace wall. Mature trees and decades of regrading around additions only change where the water ends up.

That is why a Decatur crawlspace can hold humidity and show moisture even when nothing is obviously leaking.

Georgia summers

From May through September, the air outside is often more humid than the crawlspace, and that moisture condenses on cool ducts, pipes, and framing. Our guide on crawlspace moisture in Georgia summers covers what is normal and what is not.

What a Kachug assessment covers in Decatur

We send a remote crawler with a 360-degree camera through your crawlspace, including the tight and wet ones, and document what is there: standing water, the ground liner, ductwork, plumbing, visible framing, pests, and signs of moisture, with humidity readings recorded in the video. You get the footage, a map of what is under your house, and every finding ranked by priority.

It is not a home inspection, and we do not sell or install repairs or take commissions on them, so the report reflects what is actually down there. It is $199, and you pay when your report is ready.
